Lake Charles has so many wonderful neighborhood and rural country options we know that you will find the perfect place for your family and we are ready to help in any way we can. We also keep a stable of lots in our inventory and are constantly on the look out for more land opportunities to assist in helping our clients turn their dreams into realities…
DESIGN/BID PHASE
And so it begins! During the Design Phase, we will assist you in making all of the design and material selection choices that will bring your project to life. To start, you will gain access to the Custom Home Design Guide & Questionnaire. This is an online tool we developed to help you quickly grasp the relative cost differences between an important list of broad selection choices. The broad selection choices you make using the Design Guide will give our Design Coordinator an introduction to your individual style and allow her to create a pre-curated list of the more detailed selection choices. Once this list is created, your Coordinator will host you in our showroom for your Design Meetings. In these meetings, you will discuss the numerous material and selection choices that build character into your project’s design. You’ll work to finalize your selections with the help of an established interior designer’s expertise. At the conclusion of the Design Phase your project will be fully “Built on Paper”

Now that your project has been built on paper, we move to the Bid Phase. In this phase we send all your design and material selections out for bid. Because we have taken care to provide exceptionally accurate details to the subcontractors and material vendors, the bids they return are highly accurate as a result. Once all of the bids are returned to us, we will meet with you to review a budget proposal for your project. In this proposal we attach a copy of every bid we received. We believe that this method of sharing each bid with you is the only way to transparently show the true cost of your project’s construction. With this highly detailed breakdown of your project’s cost, you will be empowered to review each bid with us to ensure your selections are serving your budgetary goals. If you would like to value-engineer a few selections to reach your budget goals, we will happily assist you by finding other lower-cost options. After you are satisfied with your project’s budget, the bid phase concludes, and your project will move to contract.
